The team at Beverly-Grant continues to make remarkable progress on Joy’s House, bringing us closer to an operational building every day!

Drywall on the first level of the building is complete, and the team is currently working on insulating the HVAC ducts and second and third-level roof decks. The roof deck of the community block will follow, pending the arrival and installation of the exterior canopy. Siding work continues, with just a little left at the north end of the site. We are expecting a stone delivery on the 30th, which will allow us to start working on the stone at the South end of the first level.

Inside, natural gas work has begun, and Enbridge is scheduled to bring gas pipes to the building by mid-May. The sprinkler system is prepped for a hydro test, but we’ll wait for warmer weather to complete it. Meanwhile, air testing of the sprinkler lines is already finished.

Things are really taking shape on site! Siding work is well underway — about a third complete, including the fascia and soffit. Inside, the teams are busy with plumbing, HVAC, sprinkler, and electrical rough-ins, keeping everything on track.

Insulation is moving along nicely, with both spray foam and batt insulation in progress throughout the residential areas. We’re happy to share that we passed insulation inspections with both Southern Energy and the City.

Rated drywall on one side of the residential unit walls is already underway, and now that insulation is approved, we’ll start on the other side. The second-level attic ductwork and the sprinkler system all the way to the community block have also passed inspection. It’s exciting to see the building coming together piece by piece!
