Recent rainfall has led to delays on some exterior work, including the stonework and the footings for the garden wall, canopies, and playground wall. Despite delays, progress continues to advance inside Joy’s House. The stairs have been poured as well as the Gypcrete flooring on the second and third floors. Drywall installation has been completed in the residential and community blocks of the shelter, and the rated ceilings in the central stairway have passed inspection. Tubs and drains have been installed, and the drains have been connected, with pipes now insulated to ensure proper functionality. Installation of the HVAC system is ongoing, with ductwork, air handlers, drain piping, and line sets being put in place to ensure efficient heating and cooling throughout the building.

Incredible progress is taking place at Joy’s House every day!

Inside, insulation has passed the city inspection along with three layers of drywall in the elevators. A final layer will be added to seal it up. Electric components are being installed in electrical room and a fire-rated hatch has been installed in the central stairwell. Drywall in the Office block of the building is now complete and well underway in the Community block.

Outside, siding work has been completed and the stone veneer is tracking along beautifully. Once this is in place, footing for the garden wall and exterior canopies will begin. The windows are nearing completion and the overhead door delivery and install is scheduled for early-to-mid June!

The team at Beverly-Grant continues to make remarkable progress on Joy’s House, bringing us closer to an operational building every day!

Drywall on the first level of the building is complete, and the team is currently working on insulating the HVAC ducts and second and third-level roof decks. The roof deck of the community block will follow, pending the arrival and installation of the exterior canopy. Siding work continues, with just a little left at the north end of the site. We are expecting a stone delivery on the 30th, which will allow us to start working on the stone at the South end of the first level.

Inside, natural gas work has begun, and Enbridge is scheduled to bring gas pipes to the building by mid-May. The sprinkler system is prepped for a hydro test, but we’ll wait for warmer weather to complete it. Meanwhile, air testing of the sprinkler lines is already finished.

Things are really taking shape on site! Siding work is well underway — about a third complete, including the fascia and soffit. Inside, the teams are busy with plumbing, HVAC, sprinkler, and electrical rough-ins, keeping everything on track.

Insulation is moving along nicely, with both spray foam and batt insulation in progress throughout the residential areas. We’re happy to share that we passed insulation inspections with both Southern Energy and the City.

Rated drywall on one side of the residential unit walls is already underway, and now that insulation is approved, we’ll start on the other side. The second-level attic ductwork and the sprinkler system all the way to the community block have also passed inspection. It’s exciting to see the building coming together piece by piece!

The team at Beverly-Grant continues to make steady progress, with several major building systems now in place and others moving toward completion.

Work is underway to install insulation over the stair towers, which is an important step before the siding can be added. Windows are nearly finished throughout the building, and crews have begun sealing them to protect against weather. The remaining windows in the stairwells will be installed last, which is typical for this stage of construction.

Inside the residential portion of the building, all plumbing waste piping has been installed, inspected, and approved. Installation of copper water lines is now in progress, which will supply water to the apartments. Heating and cooling work is also moving forward, with HVAC venting and ductwork currently being installed.

The central staircases are fully complete, providing permanent access throughout the building. On the exterior, installation of fascia and soffit (the finished edges and undersides of the roofline) is underway, giving the building a more complete appearance. Spray foam insulation has been installed along the building perimeter and throughout the first- and second-floor residential corridors, and this work has passed inspection.

The team at Beverly-Grant continues to make huge progress on the shelter. Inside, the plumbing is moving forward with the rough-in work, and the electricians are laying out where outlets, switches, and fixtures will go and drilling the pathways needed for wiring.

On the exterior, the crew is working on the roof structure. They’re installing the sub-fascia and adding the sheathing to the trusses, which helps tie the roof system together and prepares it for the next phases of construction. Once this work is complete, the team will begin building the interior stairways.
